REAL PROPERTY - REAL OWNERSHIP

All properties offer the benefits of real ownership in your real estate. This means you can take full advantage of the benefits of increased rents and real estate appreciation. Of course the ownership of a tenant in common interest in real property also entails the general risks involved in an investment in real estate. We advise you to consult with your financial, legal and tax professionals before purchasing an interest in a property, as to whether the property is suitable  for you. 

FINANCING PROCESS

Some properties come "free and clear" and some come with financing in place.
Most leveraged properties come with a loan in place and owners take ownership at closing "subject-to" the existing financing. This short term financing is non recourse and allows the TIC owner to close rather quickly and start getting their first check, from the management company, sooner. Once the TIC group is complete, and within 6 months of the time you closed, the TIC group refinances into a permanent loan.

Our Partner makes very high quality and high value properties available to a wide variety of purchasers. This is accomplished through a popular and time honored way of "taking title" known as "Tenant- In Common" (TIC). This allows a small group of owners (usually less than 25 with our properties) to own the property with each holding legal title; you get the appreciation, depreciation and the monthly payments for your ownership position.
